Public data, explored An independent Flint showcase - not an official GOV.UK service

UK House Price Index / England

One housing market.
Nine regional stories.

Explore modelled house prices across England's nine regions, from September 2024 to August 2026. Compare levels, growth and regional patterns using the GOV.UK-inspired Flint theme.

What this report demonstrates. Nine live Flint charts, eight chart types, legend toggling, hover inspection, keyboard navigation, brushing and pan/zoom, plus report-wide controls and downloads. The data is embedded in this file. Internet access is needed to load the pinned Flint runtime and the map's public basemap.

Choose your comparison

Regions to compare

Choose one to four. These filter the trend, heatmap and distribution charts. The regional overview and map always show all nine regions at the selected end month.

Changing a report control resets local chart zoom, brush selections and hidden legend series. No personal data is collected.

02 / Indexed line chart and facets

Compare change, not the starting price

Each region starts at 100 in your selected first month. This is a rebased price series calculated for this report, not the published UK HPI index.

Native Flint: time series, optional column faceting and inspection; pan/zoom is available in the overlaid view. A value of 105 means the modelled price is 5% above this report's selected starting value. The vertical axis does not start at zero, so small changes remain visible.

03 / Bar chart

The regional price gap

All nine regions at the selected end month. This is not an England-wide average.

A zero baseline preserves price-level comparisons. The full values and unshortened region names are in the regional table below.

04 / Scatter plot

Expensive does not always mean faster-growing

Average price against the published annual percentage change, for all nine regions at the selected end month.

Hover to identify each region. Drag to pan and scroll to zoom. This descriptive comparison does not establish a causal relationship.

05 / Heatmap

Follow growth through time

The published annual change, in percent, for your comparison regions. Each cell represents one region in one month.

Inspect cells for exact signed values; do not infer a value from colour alone. The monthly data table supplies a non-colour alternative. Colour scales are calculated by Flint for the current selection.

06 / Native Flint point map

Locate the regional differences

One marker per English region, sized by its modelled average price at the selected end month. Inspect a marker to see its region and price.

Drag to pan. Scroll over the map to zoom.

Map support is deliberately qualified: Flint supports geographic point maps, but its built-in choropleth cannot draw UK regional boundaries. These markers use geometric centroids of official ONS boundaries, not individual homes or population centres. Pan/zoom and the initial England-scale viewport use Flint's native interaction and viewport-update APIs.

Locations: ONS Regions (December 2024) Boundaries EN BUC, WGS84 server-computed geometric centroids. Contains OS data, Crown copyright and database right; ONS information licensed under OGL v3.0. Basemap: the public Vega world atlas.

07 / Histogram

How often was growth in each range?

Count of regional-month observations in each annual-growth band, across your chosen regions and period.

The bin slider updates Flint's native histogram property. Observations from the same region over time are not independent; this is not a distribution of individual property sale prices.

08 / Boxplot

How much did each rebased series vary?

Distribution of monthly rebased price values within each comparison region, using the same start-at-100 baseline as figure 2.

Native quartiles, IQR whiskers and outlier marks, with a non-zero vertical scale to make the variation readable. These describe variation over the selected months, not the spread of prices among homes or statistical uncertainty.

09 / Area chart

A closer look at your focus region

Modelled average prices over the selected period.

Native area geometry with a zero baseline, inspection and time-axis navigation. Change the focus-region control to explore another series.

Native interaction activity: Interact with a chart to see its committed Flint event here.

The data behind the charts

All nine regions are listed below. Use a Focus button to update the focus-region summary and area chart; use the comparison checkboxes to control the multi-region charts.

Show monthly observations for the current comparison

Prices in GBP, annual changes in percent. The index column is calculated here as price divided by the selected first-month price, multiplied by 100. No source annual-growth figure is recalculated from rounded prices.

Methods, coverage and important limitations

Coverage: 216 observations: nine English regions across 24 months, September 2024 to August 2026. No England aggregate is calculated by averaging regional prices. Scotland, Wales and Northern Ireland are not included; Northern Ireland's UK HPI figures have a different publication cadence.

Measure: the published UK HPI modelled average price, in pounds, from the Average_Price column. It is not the arithmetic mean of this month's property transactions, a median asking price, or a valuation for any individual house. These price series are not the separate seasonally adjusted column.

Source vintage: the fixed August 2026 CSV, not a continuously updated API. The most recent 12 months can be revised as registrations arrive; wider historical revisions can occur after methodology changes. Values are preserved at the precision supplied in the research extract: prices to whole pounds and annual growth to one decimal place.

Derived values: report index = current price / selected first-month price × 100; period change = (current price / selected first-month price − 1) × 100. Both use the embedded modelled-price series. The annual-growth charts instead use the source's published Annual_Change values.

Geography: GSS codes E12000001 to E12000009 select mutually exclusive regions. E12000005 is the West Midlands statistical region, not the smaller metropolitan county. Display names are shortened in a few plots; joins use codes, not names. Map points are geometric centroids and may not lie at a region's population centre.

Accessibility: charts include native Flint keyboard navigation where admitted. Tab to a chart's focus control, then use Enter and arrow keys to explore. Summaries, exact-value tables and CSV downloads provide alternatives. A theme and a keyboard interaction do not by themselves certify accessibility; colour distinction and small-screen legibility still require judgement.

Which capabilities are native Flint, and which belong to this report?
CapabilityImplementation
Chart geometry, axes, layout and GOV.UK-inspired themeFlint 1.0.1, Vega-Lite backend, using the complete custom ThemeSpec object.
Line, bar, scatter, heatmap, point map, histogram, boxplot, area and facetingNative Flint chart templates. Figure 2 can switch to column facets.
Inspect, keyboard navigation, legend toggle, pan/zoom, map viewport and brush selectionNative Flint interactive runtime, exported interaction factories and viewportUpdate/applyUpdate; warnings are shown when a template cannot admit an interaction.
Shared dates, comparison regions and focal regionHTML report controls rebuild chart inputs from the same embedded dataset. Applying a native brush explicitly updates the shared date controls; this is a host integration, not Flint board-linked brushing.
Event feedback and linked brush applicationThe report reads native onChange/getState mark records. A brush remains local until Apply is pressed; selected records determine the whole-month range applied to every chart.
SVG, CSV and theme downloads; exact-value tablesHTML report utilities. SVG is a static snapshot; CSV contains the currently selected comparison observations.
UK regional choroplethNot claimed: the investigated built-in choropleth supports US states/world countries, not English regions. A supported point map is shown instead.
